Beat the Heat in Your Atlanta Apartment

Hotlanta temperatures keep rising and by now June’s electric bill has made its way to your Atlanta apartment. After you recover from the initial shock over the cost of cooling your apartment home, consider these budget saving tips.

Fan cooling an Atlanta apartment

Keep cool in your Atlanta apartment rental.

Block out the heat. Keep your blinds closed tight during day time hours. Choose heavier curtains not only to shade your spacious living room from the sun but to help keep the air conditioned air from escaping through the windows of your apartment. Good thermal curtains will keep you cooler in the summer and warmer in the winter while decreasing the power bill!

Use fans to circulate the air. Most JAMCO Properties apartments are equipped with ceiling fans, but a good standing fan will work too. Fans can make a room feel 5 to 7 degrees cooler and they are cost effective. Set ceiling fans to pull hot air up and away!

Finally keep it cool inside by using your appliances wisely. Televisions and computers give off heat so leave them off during the day. The dishwasher and washing machine increase humidity and make an apartment feel warmer so run them at night too. Instead of baking a dish or working over the hot stove, enjoy cold salads or entrees you can microwave. These appliances eat up their own electricity and work against your air conditioner.

Beat the heat this summer at Lexington II Apartments in East Point, Georgia minutes from downtown Atlanta and all utilities are included!

Summer No Mayo Potato Salad

Summer is the perfect time for this delicate salad. This potato salad, made with new potatoes, spring onions and an oil and vinegar dressing, is light and bright in flavor, plus there is no mayonnaise so it keeps well for a picnic or camping trip.

Hands-On Time: 10 minutes Ready In: 15 minutes Yield: 4-6 servings

Ingredients 1 1/2 pounds new potatoes (small red-skinned potatoes) 1 Tbs shallots – minced 1/4 cup spring (or green) onion – sliced thickly 1 clove garlic – minced 1 Tablespoon fresh tarragon – finely chopped 1/4 cup red wine vinegar 1/3 cup extra virgin olive oil 1 Tablespoon Dijon mustard 2 teaspoons Kosher salt – divided 1/2 teaspoon black pepper, freshly ground

Directions

The pool at Ashwood Ridge

Take this dish poolside at Ashwood Ridge Apartments in Jonesboro, GA. No mayo means it’s safe in the sun!

  1. Pour 2 quarts cold water into a medium saucepan. Add 1 teaspoon salt and set aside.
  2. Wash potatoes well and slice thickly — about 1/4-inch per slice.
  3. Add sliced potatoes to water and heat to a simmer. Simmer until potatoes are tender but not mushy — 4 to 5 minutes.
  4. While potatoes are cooking, combine remaining ingredients in a large bowl and whisk until well blended.
  5. Drain potatoes and rinse briefly in cold water. Add to dressing and toss gently but thoroughly. Refrigerate if desired or serve at room temperature.

BEWARE: Apartment Rental Scams

Apartment rental scams are on the rise in the Atlanta apartment market. Scammers try to take advantage of renters because the stress and emotions involved in moving can make a prospective tenant more vulnerable. Rental scams involve a person trying to get money for an apartment that the person has no legal authority to rent or for an apartment rental that does not exist. Apartment hunters should keep their guard up and avoid common indicators of a rental scam:

  1. Never send money without meeting someone or seeing the apartment. A modest application fee may be required, but it is not normal to pay large deposits for an Atlanta apartment you haven’t inspected. Always ask to see the actual unit for rent before you lease.
  2. Beware of eager landlords. Many landlords and leasing agents want to create a warm sense of community and a renter should expect that. However, most landlords and property management firms want to run a background check plus employment verification. If the agent does NOT ask for these things, it might be a red flag for a scam.
  3. Watch out for unusually high security deposits or upfront fees. Atlanta apartment communities commonly require security deposits or administrative fees. When the fees are in excess of what the law allows or if they exceed two month’s rent, it could be a sign of a scam. JAMCO Properties, Inc. has apartments available in Atlanta with no security deposit pending approved background check and employment verification!
  4. You don’t need a lease? It’s true, a lease is not required to rent an apartment. But a lease or written month to month rental agreement is the most common situation. Only you know the best circumstance for you, but if a landlord tries to get money without considering you might want a lease, think twice.
  5. Finally, if the landlord has lots of excuses for not meeting you or showing the apartment like he’s out of the country and won’t return until after you need to pay money, it might be a rental scam. And if it isn’t a scam this is still an indication of how un-attentive the landlord will be to your needs as a resident. JAMCO properties are locally owned and maintain professional on-site management teams.

JAMCO Properties, Inc. is a long time member of the Atlanta Apartment Association and identified by the Atlanta Business Chronicle as one of the “Top 20” property management companies in Atlanta. The Financial Advantages of Renting

Residents often discuss the convenient flexible lifestyle of renting Atlanta apartments, but some advantages pay off in big savings! Renting a townhome or apartment can have certain financial benefits.

First, rent is consistent. A renter may expect the landlord to adjust the rent when a lease is renewed, but residents will pay the same monthly rent on their apartment rental. Unexpected emergencies and routine maintenance like lawn care and pest control are the sole responsibility of the owner. When you are buying a home and the roof starts to leak, you are responsible for costly repairs. Don’t expect the mortgage company or bank to help out!

Next is the matter of apartment amenities! All JAMCO apartments in Atlanta offer exclusive amenities that help residents keep more money in their pockets. Modern apartment rentals may include access to a fitness center and a swimming pool that will allow you to cancel your gym membership. Many of the properties owned by JAMCO also offer FREE Wi-Fi in their complimentary business centers, clubhouses and/or poolside!

Finally, there are the long term savings on apartments for rent. As we learned in 2008, the housing market changes. What if you must move to change jobs, to grow your family or some other reason? The market may not be in your favor when these major life events happen. Also, receiving a decent interest rate on a home mortgage requires a certain credit rating. Less than near perfect credit can increase your interest rate and add tens of thousands of dollars to the price of a home.  You can save more over time if you rent an apartment until you improve your credit.

Eco-friendly ways to clean the air in your apartment

The long hot Atlanta summer has arrived this year and apartment dwellers are less likely to open the windows for fresh air in their Atlanta apartments. The A/C included provides a comfortable environment, but the air in an apartment rental can get stuffy. Now there are green ways to maintain fresh air in your home while your windows allow in bright natural light and nothing else.

House plants are known to help purify the air of an apartment home. The scientists at NASA researched the best plants to keep for better air quality. They found 3 indoor plants that provide healthy air in space or in your Atlanta apartment.  Money plants eliminate toxic chemicals from the atmosphere and in homes. Plants like mother-in-law’s tongue and palms turn carbon dioxide into oxygen. Each of these plants is easily kept in a townhome or apartment by simply providing sun and water.

Doctors have differing opinions on the best flooring to control dust in the air. Some claim that hardwood floors throughout an apartment make dust removal easier. Still others say wall to wall carpeting traps dust and prevents it from being in the air. There are a number of stylish rugs engineered to reduce dust and increase air quality that will cover either hard floors or carpet in an apartment for rent. Most are made from recycled products. Show you’re decorating savvy and breathe easy at the same time.

Finally, you can purchase an air cleaning machine with an Energy Star rating. Small units can be tucked into any corner of an Atlanta apartment home. JAMCO Properties, Inc. specializes in providing clean spacious apartment and townhome rentals in the Atlanta area.

Apartment Housewarming Party

Not long after you move into your new Atlanta apartment you will be ready to host a housewarming party. Don’t wait too long so the apartment will still feel like a new place. There are a few things you can do to ensure your party is fun for not only your guests, but also for you.

First, remember to invite your neighbors. Getting to know the other residents helps build the apartment community. Also the invitation, whether delivered in person or in writing, tells your neighbors why you have so many guests right after you move in. If the other apartment residents do not attend, be respectful and keep your party to reasonable hours. Follow the rules set up by the on-site management team.

Next, be sure to keep it simple. Save time and money by keeping the affair casual. Provide some light snacks. If you want to keep people from being in and out of your fridge all night, fill one half of your kitchen sink with ice and place cold beverages in there. Instead of trying to have everyone’s favorite, pre-mix a couple different drinks. Just stir and pour over ice as people want them. This keeps the party cheap and cuts down on cleaning your apartment the next day.

Then make sure guests have see all your rooms. A housewarming is the one party when all of your guests should be checking out the spacious bedroom and walk-in closet of your apartment rental. You and everyone else will feel more comfortable if the place is clean and you have hidden all your old embarrassing childhood photos.

Finally, prepare a soundtrack in advance. Great music sets the tone for the entire party. Make a mix that will not over take the conversation. Choose beats that turn your apartment into a dance club if you want, but don’t forget your neighbors! Burn copies of the music for each guest to take home. It will be a great souvenir from your amazing Atlanta apartment.

Having a roommate in your Atlanta apartment…

Stories of terrible roommates abound whether the parties began as BFF’s or met through a Craigslist apartment listing. Chances are, you have a bad roommate story, but don’t let that stop you from saving even more on your affordable Atlanta apartment. Co-existence can be made enjoyable with simple communication.

Interview. Before you co-sign the lease on an apartment rental, conduct a thorough interview with the candidates for roommate. Ask a lot of questions. People share tons of information on the internet these days. Look them up on Facebook or Google their names. Doing your research now may save you a nightmare later.

Plan. Spell out the apartment rules from the start by talking about rent, bills, other common expenses, guests and household chores. Make sure you agree on how to keep your clean Atlanta apartment tidy. Cleanliness compatibility can affect your entire roommate relationship.

Discuss. Maintain an open dialogue about your living arrangement by being respectful and open-minded. Don’t sweat the small stuff, but don’t let issues fester either. Apartment lifestyle is about community which begins in your own apartment home.

Listen. Be honest but not too loud and listen. Whether it is a spacious Atlanta townhome or small Midtown apartment, it’s only natural for a roommate to do something that gets on your nerves and vice versa. If you have a bad roommate story, the other guy does too. Peacefully discuss your feelings about the trash being taken out rather than arguing. Treat your roommate the way you want to be treated.

Finally, don’t forget to do the dishes! If your roommate forgets once let it slide instead of leaving a strongly worded note. Just don’t let it become a habit. Be sure to wash your own, also.

Atlanta Weather Preparedness

Atlanta apartments for rent, weather preparedness

2008 Atlanta Tornado Outbreak

No Atlanta apartment resident will forget the 2008 tornado outbreak that affected so many Atlanta apartments, homes and businesses. While the weather in Atlanta, GA delivers plenty of sunshine for Atlanta apartment renters to enjoy, the occasional storm is easier to bear when residents are better prepared.

Evaluate your living space and work area. Have a plan for where you want to be when the sirens go off, a place or room away from windows, overhead storage and fully enclosed within the property. The lowest level of an apartment or townhome is best.

Keeping an emergency kit ready with food, water and prescription medications can help limit the ill effects of a tornado on your peace of mind.  Include enough water and food for 3 days for each person. Also, don’t forget Fido! Make sure pets are ok too, keep food and water for them. Rotate the items so nothing expires.

Maintain an up to date renters’ insurance policy. After a storm, the last thing you should worry about is replacing your possessions. Having a backup plan like insurance can ease the stress of rebuilding your life. Residents are responsible for their own property in an Atlanta apartment rental.

Atlanta Apartments, the bare necessities

Moving into an Atlanta apartment for the first time is exciting. Maybe you just graduated and you’re ready to leave the nest. Perhaps it’s just time for a change. Either way, be prepared for the little things that might pop up in your apartment home.  Build a home care kit where you maintain the bare necessities.

The power WILL go out! Maybe not tonight, maybe not tomorrow, but inevitably you will lose power in a total electric apartment. Navigating a new place in the dark can be difficult. Make sure you have a reliable flashlight and plenty of batteries. Keep your flashlight in a nightstand drawer or right under your bed. Maybe  store a backup flashlight in your apartment’s kitchen.

Fill your toolbox with a cordless electronic screw driver, a hammer, nails, a utility knife and super glue or a hot glue gun. An empty apartment wall can be spruced up with affordable art and shelves, but you’ll need to secure them tightly with the proper tools. And a glue or staple gun is a quick fix for many tasks you might encounter in your rental.Atlanta apartment accessories and necessities, super glue

Clothes care essentials, to have on hand in any apartment, include a sewing kit and an iron with ironing board. Learn how to sew a button and save a ton of money. Keep needles and a few colors of thread where you can locate them in a hurry. Do yourself a favor and buy a full sized ironing board that you can easily fold away in a spacious apartment.

Finally, make sure you purchase a coffee pot. But you don’t drink coffee, you say! Well, at some point you probably will, I say! Plus, one day you will likely entertain guests in your apartment and it is polite to offer them a cup of coffee. As you go, you will find other “necessities” you can’t live without. But here this is a list of the basics to get you started.

Adding a Roommate to Your Lease

Linden Ridge apartments for rent in Atlanta

Linden Ridge Apartments in Decatur, GA

Why would you add a roommate to your Atlanta apartment rental? Maybe your current roommate is moving out or your other half is ready to move in. It could be that you just need help with the rent. How do you add a new tenant to the lease? Adding a roommate to your apartment lease requires some thought.

Talk with your property’s leasing specialist. If your landlord approves, your next roommate might have the same rights and responsibilities as you. Make sure the new tenant can pass the screening process. Have your new roommate complete a rental application and they will need a credit report to make sure your roommate is eligible.

You will need to sign a new apartment rental lease. Signing the agreement ensures each party knows their responsibility and rights. This makes sure your roommate is legally committed to paying rent. Be prepared, at this time the apartment community might increase your rent. While JAMCO Properties, Inc never raises the rent based on occupancy, this makes sense to some property managers because adding an additional occupant can mean additional wear and tear on the apartment unit. Usually, you can still come out ahead and save money.

JAMCO Properties, Inc. locally owns and manages 20 communities of apartments in Atlanta, GA. The spacious floor plans and updated amenities fit every budget and our resident service is second to none.
